The Situation

Hartmann Controls has been growing steadily since 1998. By 2020, they needed nearly three times their current footprint, and Maven helped them find the right location. But the relationship did not stop there. In 2025, Stephanie checked in again and learned that Hartmann Controls was growing even more. Their products and services were gaining global attention, demand was increasing, and they were once again running out of room.

This time, the goal was bigger: find a long-term space that could support the company now and give them room to keep growing.

The Approach

The search was not simply about finding more square footage. Maven looked for a flex office/industrial space that had the right size, location, bus access for employees, and room for future expansion. The property also needed to make sense financially. Very few industrial or flex spaces are truly move-in ready, so Maven had to consider the full turnkey cost, including possible build-out, updates, and operational changes. After 18 months of focused searching, the right property appeared.

The Strategy

On paper, the property was listed as a beautiful 22,000 SF Insulated Concrete Form constructed multi-unit facility on MLS, but the listing did not tell the full story. The building was fully leased and was being presented as an investment property, however the in-place rents were significantly below market value, which made it less attractive to investors. For end-users like Hartmann Controls, the existing tenants and renewal options delayed or prevented occupancy.

Many buyers stayed away. But there was a hidden opportunity. Stephanie’s commercial property management background helped her understand how to approach the tenant, organize the process such that everyone was looked after, and direct the documentation of the steps, ultimatetly creating a positive transition for everyone involved.

The Execution and Results

Although due diligence took longer than usual, Maven helped Hartmann Controls.

The result was a strong win. Hartmann Controls instantly doubled their working space, secured the ability to grow into twice that footprint again, and completed the deal at a turnkey cost approximately 35% below typical entry-level flex office/industrial pricing.

This was more than a property purchase. It gave Hartmann Controls a secure foundation to handle exponential growth.
