The Situation
An investment group that had recently purchased a property in Barrie reached out after seeing one of our listings. They were looking to grow their portfolio, but not just with any asset. Through early conversations, we identified what mattered most to them: properties that produced steady cash flow today, with the potential to grow into higher-value uses in the future. The challenge was finding the right opportunities in a market with limited inventory and strong competition.
The Approach
Once engaged for Buyer Representation, we took a broader approach. In addition to MLS listings, we introduced off-market opportunities, properties owned by sellers who may consider selling if the right offer came along. This gave the client more options, better positioning, and access to opportunities not available to the general market.
The Strategy
We identified a land assembly that had been started by a local doctor but was not yet complete. Recognizing its future development potential, we brought it to the client’s attention. From there, we worked to secure the remaining surrounding properties, creating a complete and viable corner site. This step transformed individual parcels into a strong long-term development opportunity.
The Execution and Results
To balance the portfolio, we also helped the client acquire three additional cash-flowing properties in the downtown core. These assets added twenty-three income-producing units across commercial and residential uses. The result was a stable, diversified portfolio with both immediate income and future upside. Today, we continue to support the group with annual valuation advice and shareholder reporting.
